Introduction Investment-lots
Besides the regular sales of lots, like listed on the masterplan-page, we also use the concept of Investment-lots.
Under the concept of Investment-lots the buyer becomes the owner of a lot (the buyer of an investment-lot gets the lot on his name in the Registro Nacional de Costa Rica) and he signs a contract that gives www.lots-in-costarica.com the exclusive rights to resell the lot.
After the lot is resold, the owner of the investment-lot receives his initial invested sum back plus his profit (and is no more the owner of the lot!).
Investment-lots in a nutshell
If you buy a lot under the conditions of Investment-lots, you pay US$ 15,000. After this payment the lot is on your name. The payment is stuctured as: US$ 10,000 for the lot plus US$ 5,000 for the installation of water and electricity to the lot.
lots-in-costarica.com has then 2 years the exclusive rights to re-sell this lot. After re-sale of the lot you receive US$ 25,000. You receive a 100% profit on the invested sum on the lot (a profit of US$ 10,000) plus your invested Money.
Win-win
The investor has a considerable profit on his investment. And its a safe investment, the lot is on the name of the investor, in the Registro Nacional de Costa Rica.
The seller/developer wins with the early influx of cash. Although the initial sales-income is by far not covering the costs of the project, it allows the developer to intensify investments in development (installation of water and electricity) and sales. The developer/seller can only cover the costs of the project by re-sale.
A good thing for the investor. The seller and the investor are in the same boat!
What about water and electricity?
The complete development is 216 lots. Commercial viability is only possible when water and electricity are installed on the lots. So that’s the first priority of the seller/developer. Most of the money, generated with the concept of investment-lots, will be used for the installation of water and electricity which is planned in the next 12 months.
Any other costs?
Buyers of investment-lots have to pay Real Estate Transfer Tax. This is 3,75% of the buying-price. All legal costs are for the buyer.
